Home Inspection Pricing

 

Inspections include a report with photos and explanations of concerns that were found during the inspection.  Inspection reports are available within 24 hours.  

 

Pricing is based on Square footage of home and age.   The average home of less than 3000 square feet will be between 400 and 550 dollars.

Condos up to 2000 square feet are $300

 

Townhouses are $400

 

Distinction (If it has a Garage, Attic, Crawlspace)  If it has any of these it is most likely a townhouse and not a condo.   Many times listing in Seattle will be listed as a condo but, be a townhouse. 

 

Houses (Single Family)

 

0-2000 square feet is $400

2000-2500              is $450

2500-3000              is $500

3000-4000              is $550

4000-5000              is $650

5000-6000              is $750

6000-7000              is $850

7000-8500              is $950

8500-11000            is $1000

Age of home (add on fee)

If it is built after 2005 no add on fee

1985-2005 Add on Fee is $25.00

1945-1985 Add on Fee is $50.00

1945 and before Add on Fee is $75.00

 

Duplex is $550

Triplex is $650

4 Plex is $750

 

Additional Mileage fees and miscellaneous.

 

If we go North of Marysville is it $25.00-75.00 depending upon how far.

North of Seattle past Marysville:  

Arlington 25  

Camano Island 50.   

Mount Vernon and Burlington 75.   

Bellingham is 150.

 

If we go South of Renton or Tukwilla it is     

Kent, Maple Valley, Federal Way etc. $50.00

East of Monroe (Index, Gold Bar) $50.00

East of Snoqualmie (North Bend) $50.00

 

Anything involving a Ferry is  $150.00

 

Re-inspections are $150.00 and are based on one hour onsite.
